A multi-phase, ground-up build with 20-foot ceilings, fire-rated assemblies, and a Level 5 finish at the clubhouse.

Cornerstone Construction brought us in on a ground-up build of 404 Condos — a multi-unit garage condominium development in Sauk Rapids. The scope was large, the ceilings were tall, and the schedule ran across two seasons. We staffed multiple crews and ran the project in phases from November 2024 through June 2025.
The standout detail for us was the clubhouse: a full Level 5 wall skim, the highest finish level called out by the Gypsum Association. Outside the clubhouse, the project meant a lot of 20-foot drywall, a lot of fire-rated assemblies, and a control joint plan we worked through with the GC to keep things crack-free over the life of the building.

Our scope on 404 Condos covered fire tape and fire caulking at rated assemblies, full drywall hang across all units and common areas, tape and finish throughout, and a Level 5 skim coat at the clubhouse — a smooth wall finish reserved for spaces where critical lighting would otherwise reveal imperfections. We also installed control joints throughout the project to manage long-term wall movement, and prepped every surface for paint.
